South Australia’s First Home Buyer Benefits – What’s on Offer
If you’re buying your first home in South Australia, there are generous grants and stamp duty relief options available to help you get started. Here’s a clear breakdown of what’s on offer and who can apply.
1. First Home Owner Grant (FHOG)
The FHOG is a one-off payment to help first home buyers purchase or build a new home.
What you get:
Up to $15,000 for buying or building a new home.
Property value cap:
For contracts signed on or after 6 June 2024, there is no property value cap.
For contracts between 15 June 2023 and 5 June 2024, the cap was $650,000.
For contracts between 17 September 2010 and 14 June 2023, the cap was $575,000.
Eligibility:
You and your partner (if applicable) must be at least 18 years old.
Must be an Australian citizen, permanent resident, or NZ citizen with a Special Category Visa.
You and your partner must never have owned residential property in Australia.
The home must be new (never lived in) or substantially renovated.
Must be used as your principal place of residence for at least 6 continuous months within 12 months of settlement or completion.
2. Stamp Duty Relief for First Home Buyers
SA offers full stamp duty relief for eligible first home buyers purchasing a new or substantially renovated home.
What you get:
Full exemption from stamp duty, which could save you tens of thousands of dollars.
Eligibility:
Must meet FHOG eligibility requirements.
Applies to new homes, substantially renovated homes, or off-the-plan purchases.
The property must be your principal place of residence.
